These two terms are referring to a Real Estate Buyers Agent Representative who gives you professional advice as to what property to buy or lease.
Buyers Advocates will research property for you, weigh up the investment risks and negotiate the best price with the landlord or vendor of the property. This is usually done through dealing with the selling agent. For this expert service you will be charged a fee.
The average fee of an investment property buyer's agent in Melbourne or Sydney is around $6000 or 2% of the eventual purchase price.
The properties that buyers' advocates choose from are generally already listed and advertised with a Real Estate Agent and are available for you to purchase without any help.

When the property is valued, unless it comes back at or below valuation, you can walk away from the deal and it costs you nothing.
The Developers know they have to price the property conservatively otherwise you will buy from their competition; they also allow for our fee in the sale price as they would do if selling with any other Agent, the result is YOU WIN.
